A newly built residence on Kaua‘i’s South Shore blends modern architecture with tropical living. Known as Aepo Nei 18, the $9.9 million home spans 3,372 square feet and features four bedrooms. It’s located in Kōloa, offering a private retreat surrounded by Hawai‘i’s natural beauty.

Designed by Architects+CO, the home adopts a Pacific Modern aesthetic. It balances clean lines with traditional island materials like coral stone and teak. Set on one-third of an acre, the property includes landscaped outdoor spaces, creating a sense of openness.

A Design That Connects with Nature

The home’s pavilion-style design creates an intimate relationship with the environment. Buildings are connected by lawns, pathways, and tropical plantings, making the gardens part of the living experience. This approach allows for a natural flow between indoor and outdoor spaces.

Each pavilion offers unique views of the surroundings. The architecture emphasizes horizontal lines and low roof profiles, with deep overhangs providing shade. Floor-to-ceiling glass panels and wide sliding doors further connect the home to its environment, letting in natural light and breezes.

Natural Materials Define the Space

A restrained palette of coral stone and teak ties the home to its island setting. Coral stone appears both inside and outside, adding texture to the contemporary design. Teak is a defining feature, used across ceilings, cabinetry, and decorative screens.

The warm tones of teak contrast with the home’s extensive glazing and clean forms, creating inviting spaces. Teak batten screens in passageways, bathrooms, and pool areas filter light and views while providing privacy. This consistent use of materials strengthens the connection between interior and exterior spaces.

The home’s design encourages outdoor living, a hallmark of many contemporary Hawaiian residences. A covered lānai extends the entertaining spaces, featuring an outdoor kitchen and areas for dining and relaxation. The pavilion layout allows easy movement between living spaces, gardens, and the pool.

Tropical landscaping softens the architecture, while natural stone, timber, and glass create a cohesive aesthetic. The outdoor areas take advantage of the property’s golf course frontage and ocean views, offering a picturesque setting for various activities.

A Contemporary Retreat in a Prime Location

Completed in 2025, Aepo Nei 18 includes four-and-a-half bathrooms and prioritizes comfort, privacy, and connection to nature. Located in Kōloa on Kaua‘i’s South Shore, it combines contemporary design with access to beaches, coastal scenery, and outdoor recreation.
