The Residences at Montage Cay, a new private island retreat in The Bahamas, merges high-end living with the preservation of its natural surroundings. Located in The Abacos, the 53-acre development prioritizes environmental conservation over conventional resort design. Instead of imposing a uniform look, the project’s environment design highlights the island’s varied terrain, sandy beaches, rugged ironshore, and shifting elevations, while maintaining a sense of organic flow.
Sean Simms, president of SKS and project environment architect for The Residences at Montage Cay, described the approach as one that encourages exploration and connection. “We wanted Montage Cay to feel less like a traditional luxury resort and more like a Bahamian village,” he explained. “Drawing inspiration from the character of Marsh Harbour, we’ve incorporated intimate pathways, natural textures and lush plantings that create a sense of discovery while allowing each residence to feel private and connected to the island.” The goal is to create spaces where residents can wander barefoot, discover hidden corners, and experience the island’s natural rhythms.
The design avoids forced symmetry, allowing the island’s natural features to shape the layout. Beaches, a marina, and rocky shorelines will each retain their unique character, ensuring residents encounter a dynamic environment as they move through the property. This approach rejects artificial uniformity in favor of an evolving, living environment.
Environmental protection is central to the project. Nearly 20,000 plants already protected under The Bahamas Environmental Protection Code have been carefully relocated rather than removed, ensuring their survival as part of the current situation. By the time construction is complete, the property will host over 150,000 plantings, existing vegetation combined with new tropical species, to sustain a thriving yet natural setting.
Beyond land conservation, the development includes a coral reef transplant initiative, linking terrestrial and marine ecosystems. The broader vision is to create an environment where the environment feels like an organic extension of the homes themselves, rather than a separate amenity. This integration is intended to deepen residents’ connection to both the island and its marine surroundings.
For homeowners, privacy and customization are key design principles. Tropical plantings will frame each residence, define outdoor living spaces, and create natural boundaries between properties. Unlike many developments that focus only on initial visual appeal, Montage Cay’s environment is planned to mature and transform over time.
