Abu Dhabi has extended the application deadline for Building Occupancy Certificates from September 16, 2026, to November 30, 2026. This extension provides building owners and real estate operators with additional time to finalize compliance procedures.
The extension was enacted by the Department of Municipalities and Transport (DMT) and offers a grace period for applicants to secure or renew their Building Occupancy Certificates.
Securing or renewing a certificate involves a review process to ensure the structural integrity and safety of properties. Key requirements include structural stability assessments, clearances from Civil Defence and fire safety authorities, and safety inspections of gas systems.
Properties must also demonstrate compliance with water and plumbing regulations and verification of air-conditioning and ventilation system efficiency. These checks are integral to safeguarding occupants and preserving asset value.

The application process is managed through the Municipal e-Permitting System, a digital platform that facilitates interactions between applicants and regulatory bodies. The Abu Dhabi Real Estate Centre (ADREC) supports the implementation of these regulations.
The extension is a response to the complexities involved in property compliance, providing market participants with an extended window to meet obligations without undue pressure. Non-compliance carries penalties, including fines of up to Dh1 million and mandatory correction orders.
The Department of Municipalities and Transport (DMT) is responsible for overseeing the compliance process. They aim to ensure that all buildings in Abu Dhabi meet the required safety standards.
